6 AI Tools That Aren't ChatGPT or Claude (And Why They're Worth Your Time)

Most agents I speak to have settled into a routine with AI.

They opened ChatGPT, maybe dabbled with Claude, used it to tidy up a few emails, and decided that was that. AI sorted.

But the chatbots are only one small corner of what's actually out there. While everyone's been busy asking ChatGPT to rewrite their property descriptions, a whole set of genuinely useful tools has grown up around it - tools built to do specific jobs, and do them brilliantly.

Here are six AI tools worth knowing about that aren't ChatGPT or Claude, and exactly how you'd use each one.

1. Wispr Flow: speak 3x faster than you type

Most of us can speak around three times faster than we can type. Wispr Flow completely replaces typing with talking. That's a huge amount of your day freed up in one fell swoop.

It's a voice tool that turns whatever you say into clean, properly punctuated text, and it works inside any software, app, or browser. So your emails, CRM, WhatsApp, property descriptions, ChatGPT prompts.

For an industry that spends half its sending emails, this is a genuine time-saver. Most people who try it don't go back.

2. Lovable: build apps to improve your service

You don't need to be a developer anymore. With Lovable, you describe the tool you want in plain English, and it builds you a working web app.

For agents, that opens up some interesting doors. A stamp duty calculator for your website, an interactive moving-day checklist you send to buyers, a simple compliance tracker for your landlords, a "what's my home worth" lead capture form that feeds straight into your pipeline.

These are the kinds of small, thoughtful tools that make your service feel a cut above - the sort of thing that used to cost thousands and take months. Now you can build a first version in an afternoon.

3. Gemini: photo editing and deep market research

Google's Gemini is brilliant at two jobs that matter to agents.

The first is image editing. You can ask it to tidy a cluttered room, brighten a dull photo, or remove a stray wheelie bin from a street shot. A quick, honest word of caution here: tidy and enhance, don't deceive. The goal is to show a property at its best, not to mislead a buyer into a wasted viewing. But what's great about Gemini is that, when instructed properly, it won't change the original base image.

The second is deep research - something Gemini particularly excels at. Ask it to pull together data on your local market, compare recent sold prices, summarise what's happening with rents in your area, or build you a profile of a particular street or postcode. It goes away, does the digging, and brings back something genuinely useful.

4. NotebookLM: make sense of complex, lengthy material

Our industry runs on dense, complicated documents. Lengthy leases, new legislation, hundred-page market reports, renters' rights changes that take hours to read properly.

NotebookLM is built for exactly this. You upload your documents, or give it a subject to research, and it becomes an expert on them. You can then ask it questions, get plain-English summaries, and pull out the bits that actually matter to you - all grounded in the source material you gave it, rather than AI guesswork.

It'll even generate an audio summary you can listen to like a podcast, which is perfect for getting your head around something tricky on the drive in.

5. Gamma: designed PDF guides and lead magnets

A good lead magnet earns its keep for years. A seller's guide, a landlord's guide, a first-time buyer's checklist, an area guide for your patch.

The problem has always been making them look the part. Most agents either pay a designer or end up with something that looks like it was knocked together in Word.

Gamma solves this. You give it your content, and it produces a professional-looking guide you'd be proud to hand over. No design skills required.

Build a handful of these, offer them in exchange for an email address, and you've got a steady stream of leads working for you in the background - all looking sharp and on-brand.

6. OpusClip: repurpose your content

If you're putting effort into video - AND YOU SHOULD BE - OpusClip helps that effort go a great deal further.

Feed it one long video, let's say a market update, and it automatically finds the best moments and turns them into short, social media clips, complete with captions. One market update becomes ten social posts.

Most agents struggle with getting on camera consistently. This tool takes one piece of work and stretches it across all your channels, so you stay visible without doing the work ten times over.

Pick One, Not Six

Here's my honest advice: don't try to adopt all six of these AI platforms at once. That's the fastest route to doing nothing.

Pick the one that solves your biggest current headache. If you're drowning in admin, start with Wispr Flow. If your guides look tired, start with Gamma. If you're filming but not posting enough, start with OpusClip.

Get comfortable with one, make it part of how you work, then move on to the next.
